Make Your Home Irresistible

Get rid of clutter! You’re moving, anyway.  Use listing your home as the perfect time to start
packing away all the extras.  Throw away any old newspapers/magazines, store out-of-season
clothing, and pack up personal photos and mementos.
Let in some light.  Wash your windows and screens to let light into your home.  Put higher voltage
bulbs in light sockets to make rooms seem brighter, particularly dark rooms like basements.
Clean! Keep everything in your home extra clean.  Mop and wax floors.  Vacuum.  Clean your stove
and refrigerator.  Wipe away finger marks from light switches.
Make the bathrooms feel luxurious. Put away those old towels and toothbrushes. When buyers
enter your bathroom, they should feel pampered. Add a new shower curtain, fresh towels, and
fancy guest soaps.  Put away personal bathroom items.
Create an inviting smell.  Get rid of any lingering smells in your home.  Clean carpeting, drapes,
and furniture to eliminate odors from cooking, smoking, or pets.  Open the windows to refresh the
air.  Set out potpourri, fresh baked goods, or a scented candle that isn’t over powering.  
Add a touch of color. Use fresh or silk flowers to breathe life and color into the main rooms. A
colored afghan or throw on the couch will jazz up a dull room.  A fresh, neutral coat of paint always
helps.
Make the rooms feel bigger. Take one or two major pieces of furniture out of every room to create
a sense of spaciousness. Put away kitchen appliances to accentuate counter space.
Beautify the entrance.   The walk up to your home will create the first impression for a buyer.  Tidy
your yard, cut the grass, rake the leaves, trim the hedges, clean the gutters, perhaps plant some
new flowers.  
Help buyers envision living there.  Depersonalize your home so that any potential buyer can see
themselves living in this space.  Showcase your home!

Short Sale

discount the loan due to economic or financial hardship.  The lender's proceeds on the property

Comparative Market Analysis (CMA)
A CMA creates an estimate of the market value of a property.  This is done by reviewing active,
pending, and recently sold properties similar to the subject property in the same area while
adjusting for feature differences.  CMAs are used to determine listing prices for sellers and help
buyers formulate offers to purchase.
